When you work with concrete, it's important to know the benefits of each type of sealer, and how to use that sealer for your construction projects.

Penetrating Sealers


Penetrating sealers are designed to be absorbed into the concrete to prevent moisture from entering the concrete's pores. At the same time, penetrating sealers are designed to allow moisture inside the concrete to escape, to prevent the concrete from cracking.


These sealers are designed to protect concrete from cracking and eroding. This sealer generally helps in maintaining the longevity of your surface because they typically last anywhere from 6-10 years depending on the application. 


Penetrating sealers are also tough enough for any outdoor application. Unlike topical sealers, penetrating sealers won't form a slippery film that can be a hazard to foot traffic. This can make penetrating sealers an alternative in driveways and walkways that will last longer.


Acrylics (topical sealers)


Acrylic sealers are among the most popular types of sealers due to their cost and ease of use. There are 2 forms of acrylic sealer; water-based and solvent-based. Water-based acrylics can be used both indoors as well as outdoors, whereas solvent-based acrylics can only be used outdoors due to their high amounts of volatile organic compounds (VOCs) and the fumes they emit when applied. 

Most acrylic sealers come with the benefit of being applied the same day the concrete is poured, or at a later time if desired. Acrylics are easy to use because they dry quickly, however, they're not as durable as some other types of concrete sealers. Acrylic sealers typically need to be reapplied every 2-4 years. Some types of acrylic sealers can also turn yellow over time if they contain styrene, although most versions of acrylic sealers have non-yellowing agents in them.


Polyurethanes


Polyurethane sealer is a sealing product that typically offers protection from exposure to chemicals, erosion, staining, scuffing, and more. Polyurethane also protects concrete from naturally yellowing over time, if it’s UV stable. It can be used in a variety of settings including indoor and outdoor walkways and areas that are exposed to constant foot traffic. Some polyurethane sealers will function for up to 8 years before needing a new coat. However, polyurethane sealers can't be exposed to moisture during the application process and will bubble or blister when they come into contact with moisture while drying.


Polyaspartic


Polyaspartic sealers is a newer concrete flooring sealer that can be applied at almost any temperature and typically has a working and dry time that is under an hour in the proper conditions. Most can be exposed to ultraviolet rays, are resistant to staining, and will not turn yellow if UV stable. This type of sealer often contains low or no VOCs. 


Polyaspartic sealer dries clear and will not allow the absorption of staining agents like red wine, oils, fats, and other products. This type of sealer can be used indoors, outdoors, in industrial spaces, shopping centers, laboratories, and more. In fact, of all the types of concrete sealers out there, this type is one of the most flexible, durable, and useful.
